There is a comfortable bedroom and fully equipped kitchen (fridge, oven, hob, washing machine, microwave oven) and a bathroom with shower and bathtub. Free Wifi connection.
A special word about terrace, with a wonderful panorama, where guests spend most of their time thanks to the quiet and temperature, ideal expecially for breakfast and dinner.
All this only 20 minutes from the Vatican (S.Peter station) and metro interchange.
The flat is located just 3 minutes walk from "FR3 Giustiniana station" on the line Roma-Cesano-Viterbo.
Nice and quiet district in the North of Rome. Supermarket and pharmacy very close to the apartment (100 meters).
The train station is about 150 meters from the flat.
A Very good Pizzeria and Restaurant within 100 meters. 30 meters to Bar, Tobacco shop and Bakery. Bank and Post Office at 5 minutes walk.
The apartment is well connected with the central area of Rome and with the airports (Ciampino and Fiumicino) by bus and metro lines. Moreover, the north area of Rome (Campagna Romana, Natural Parks, Bracciano Lake and Archaeological Areas) is easily reachable.
2) Do not give your apartment keys to anyone. You will be responsible for any lost or stolen keys, and may be personally liable for any breakages; please make sure that you carry your keys with you when leaving the apartment, or you will be locked out;
3) Guests shall ensure proper use of household appliances and devices in order to maintain a good working order;
4) Smoking is allowed only on the terrace;
5) Avoid all disturbances or noises at all times; e.g. volume of radio and television should be low at all times so as to avoid disturbing other people;
6) Litter and Rubbish: in the "Giustiniana District, paper, glass, metal and non recyclable materials must be put in different trash bins (email hidden) from the flat, in the same street.
Behaviour not in accordance with the above rules will not be tolerated.
It was not only a lovely place, Emanuele has so many helpful informations for tourist like us: Busconections, Sightseeing also for the surroundings of Rome, like the Lake in Bracchiano, also insider Tipps. The flat has a very beautiful view over Rome, then the area is quiet and with train you can go very easy to the center. In the flat we found everything we needed, and the supermarket was also near the flat.
Emanuele and his wife are very helpful and friendly, we sure will go there again.
Sorry Emanuele,but in Belgium we say "eerlijkheid duurt het langst" = "honesty always wins in the end",roughly translated.
So i also have to say that my wife would score you a little higher.
My 3 "problems":
My biggest(personal) problem was the bed, cause i'm like only 1m81 and had 3 really bad nights because ,or my head,or my feet hit metal and woke me up. I dont mind a thin matras,but imho the bed itself is just really (top) small.
Second(personal) "problem" imho, the WiFi. The "landlord" lives just accross the hall and plugged in a simple WiFi-repeater. This resulted in having no connection at all the first hour after arriving and later on to having to pull out the plug quite a lot of times. Btw, this for getting A signal,not for a decent signal. Streaming music is definately possible with the 5min slight glitch,but dont try to watch a football match for example.
Third and last "problem": if you come by car, just pray you can find a decent/safe spot to park. We moved the car 3 times in 1 hour to find a spot to stay in 3 days, but just leave the Mercedes at home and come with the Fiat Panda ;-).
Enough bad said now, cause Emanuele is a very good host!!!
The vieuw from the terrace is great.
The "ghetto-feeling" first impression is totally inversed if you see how brushing the neighbourhood is with all its shops
The train to Rome is just a 3min walk
And "Perfect Pizza" is indeed almost perfect ;-).
It was a very nice apartment with a beautiful view! We found it clean & tidy and were glad to get the tips from Emanuele. The only downside was that the city center is 30 min. away, bit further than expected.
Last year in autum me and my grandchild went to Rome.It was a really nice time and we liked so much the comfortable apartment. We don't needed so much time to get in the center, so we could spend our whole time to get know with the beautiful city. Also Emanuele and his wife are very politly people who will help you very good and also have some special tips.
If I ever returm to Rome , I would spend my time again in this beautiful city and would be again in the apartment by Emanuel.

A very comfortable, well equipped appartment with a panoromic view on the Appenins on the edge of Rome. Host Emaunuele welcomes you warmly, gives you all the information you need en picks you up from the stainstaion (which is close to rhe appartment). The train brings you to the center of Rome within half an hour.
very positive stay in Rome, vacility was great, everything als promised, very friendly with a lot of good Tips, lays 10 Minuten by feet away from trainstation, 30 minutes drive to center, if Rome again than wie will stay with Emanuele
We had an absolutely wonderful stay in Roma in Emanueles apartement! Me and my boyfriend stayed for 7 nights and it was our first time in Roma. Emanuele was very punctual and picked us up at the train station. After that he showed us 'La giustiniana', the area the flat is in, and gave us a little tour with really helpful information. The flat was amazing, we felt at home the second after we arrived - with a beautiful view over Rome! Close to the flat is everything you could need. A post station, a supermarket, a restaurant (really good pizza), a bakery, a pharmacy and even a busstation...Emanuele is a perfect host! Kind, friendly and super helpful - he answered all our questions and gave us a lot of Insider tipps which where great! We could not ask for more and we are really looking forward to our next stay in Rome and then definitely in his flat again! :) Thank you for all Emanuele!
The flat is the perfect retreat after hectic Rome with a wonderful view. It offers everything you need. Emanuele as host ist very helpful and supplies you with all the Information required.

Emanuele picked us up at the station on arrival. You couldn't find a more helpful host. Any question was answered within minutes. We were provided with maps and printed instructions of how to get to the major attractions. Extremely useful for first timers in Rome.
The area is peaceful, and we quickly found the local café, the pizzarias, restaurant and pastashop.
It's a five minutes walk to the trainstation, and 20 min. to the center. Easy and inexpensive with a seven days ticket for train, metro and busses.
We highly recommend Emanueles flat in pleasant Giustiniana.

This is a great location for anybody visiting Rome. It's close to all the attractions that Rome offers yet in a quiet area with excellent and inexpensive public transportation. The apartment has a million $ view and a relaxing terrace.
