Our B&B has 3 confortable rooms all with private bathroom. Also we can serve dinner with typical Roman specialities cooked by your hosts, but you’ll have to give a 24 hours notice.
The single room CITTA’ ETERNA, has a private bathroom (not en suite) and offers a single bed and has a very large window to let the daylight in. It is equipped with heating, air conditioning, TV set, WI-FI.
The FM3 Balduina station is only 5 minutes away and this train will take you to St Peter’s, the Vatican City and Porta Portese flee market which is held every Sunday morning. 2 minutes only are needed to get to Viale Medaglie d’oro where a taxi rank and bus lines are available.
The same FM3 train reaches Rome from Fiumicino (Leonardo da Vinci) airport.
You will find Max to be affable and charming, and equally so, Daniela. The small single room I occupied with them was more than adequate - the bed is comfortable and there is a small fridge outside your door in which to store your food purchases from the two local supermarkets, one literally around the corner from your accommodation. I recommend the local Sicilian bakery, and there is another excellent place where you can buy pizza by the slice if you are budget conscious.
My sense of proximity had to be adjusted however as, when I made the booking because it was listed as close to the Vatican and St Peter's, this was a general indication. The Vatican may not be a walkable jaunt for some (elderly?) visitors, and several times I went wrong on the connecting bus from Lepanto metro stop, and the directions sent to me were not as clear at they might be: the stop you want is Piazza Carlo Mazzaresi - all the busses do not internally display the stops so you may need to rely on your GPS or the assistance of locals.
Here are things emailed to me by Daniele once I had made the booking, which you may wish to take into consideration:

We had ten nice days in rome. Our hosts were very close to our needs and we had nice talks in the mornings and evenings...Max and Daniela are very helpful and the fact that Max speaks fluent english is ever so convenient ! The room was neat and cleaned every day . We could make a cup of tea every time we wanted and had the free use of a fridge just outside the room . To share a nice human experience with
people from the country you visit is definitely adding a special
bonus to your trip . We would like to meet them again .
I had a very good time at Daniela and Max's flat. They are really nice and are always ready to help and give advices to visit Roma.
Top references for them.
Our stay at Daniela´s and Max´s place was very great! They are both very friendly, helpfull, accomodating and charming. Our room in their flat was clean, cozy and well furnished. The geografic situation was okay, there is a bus stop nearby (the bus comes every 10 minutes) and we needed 20 min to Vatican City by feet.
The contact to Daniela and Max was very fine. They answered all our questions within a very short time.
If we would visit Rome another time, we would love to stay at Daniela´s and Max´s place again.
Our trip to Rome was made all the more lovelier thanks to our two great hosts. Max and Daniela are really kind and do what they can to make your experience as enjoyable as possible. I arrived super late on my first night after getting lost. I was tired, sweaty and upset but the two were very understanding of the incident, took care of me nad did not even charge me a late check-in fee like i expected. Max was super helpful, pointing out all of the best locations to go and the best way to get there. The room was always cleaned and the bed always made. We really felt like we were welcomed here and treated with respect.
I would stay with them again.
Everything was perfect. The rooms are really confortable and clean. The hosts, Max and Daniela, are very kind and friendly and helped us with everything we needed. The place is near a bus station so it is easy to move around Rome. We totally recomend you stay here.
